The Boardwalk is back and is brand new! Our premier student living offers the largest bedroom layouts as well as the most spacious living room layouts in the area! All of our apartments are 4 bedroom 4 bathroom, offering individual 1 year and short term leases. Each and everyone of our apartments are fully furnished with quality bedroom, living room and dinning room sets! Your fully equipped kitchen offers plenty of cabinet and counter space as well as a lengthy breakfast bar. The living room is furnished with 2 sofas, coffee/end tables and a 50" TV mounted to the wall! Your bedroom is furnished with a queen size bed, large dresser, nightstand, desk and your full private bathroom attached.
Boardwalk at Morris Bridge has fully remodeled the clubhouse to offer you top of the line amenities. Our gym has been remodeled and restocked with high end gym equipment, free weights, medicine balls and yoga equipment! Our study room has been updated to offer you the latest in Apple and Microsoft technology. Boardwalk's new and improved clubhouse brings a modern feel to the atmosphere. Our new color scheme, adds the perfect finish to each and every room! A subtle sea salt in the study room emits a calming aura, while the sharp blue in the gym promotes high energy! The lounge area is accented with a popping red bringing excitement to the room! Whether you want to lay back and watch Netflix or play pool on our 1965 Vintage Mustang, the lounge area offers a cafe with an espresso machine, table top games, Air Hockey, Foosball table and hosts our Tasty Tuesday Lunch In all for your pure enjoyment!
Compared to all student housing properties in the area, Boardwalk offers the largest bedroom layouts. Each of our four-bedroom apartments are individually leased, allowing each resident to be responsible for their portion of the rent. As a resident you can enjoy all-inclusive utilities, high speed internet, digital cable and numerous amenities. Don't worry about the hassle of moving furniture in and out. Our common areas are fully furnished with 50" TVs, leather couches, end tables, coffee tables, dinette sets, and full sized washers and dryers. Our bedrooms include queen sized beds, closets, large dressers, desks with chairs, nightstands and connecting private bathrooms.
As a community geared towards students, we make it our duty to cater to every need. Take advantage of our 24 hour clubhouse that includes a resort style pool area, relaxing hot tub, grills and tiki huts. Meet new friends at our community-hosted social events such as our popular "Tasty Tuesdays." Get fit in our fully equipped fitness center that includes top of the line equipment, or participate in a boot camp or yoga class with our on-site community personal trainer! USF students can avoid on-campus parking difficulties and save money on a USF decal by taking our personal free limo shuttle service to and from campus. Boardwalk is also located near a HART bus line which is free for students with a USF ID card.
Q: What is included in the rent?
A:Our all inclusive rent covers your electic, cable, water, high speed internet, pest control as well as furnishing the entire apartment for you! High quality living room, dinning room and bedroom sets to complete the apartment. The Boardwalk provides 50" TV's in the common area for all roommats to share as well as 1 wifi router for easy wireless connection. We provide one of the highest utility caps in the area, covering the first $150 of the electic bill. Any and all overages past the utility cap will be divided amongst all roommates.
Q: What is the advantage of these inclusive services to me?
A: First of all, they are already on when you move in, so there is no need to apply for these services and wait for them to be turned on. Second, there is no deposit, no personal guarantee, and NO fee to turn on services. Third, there is substantial savings. The apartment management has negotiated a bulk contract several years in length with guaranteed flat rates, high levels of service, and limited price increases. The service providers do not have to send out individual bills. They don’t have to turn services on and off. So, they really have significant savings. These savings can be passed onto our residents.
Q: Do I have to bring my own roommates?
A: Come with friends or come alone! Our application packet offers a Roommate Matching Sheet giving the oppourtunity to assist in the placing process. The Roommate Matching Sheet asks you to rate yourself on a scale from 1-10 regarding things like personality, sleep habits, social life and work life. It also asks you to list your hobbies and pet peeves. This form is then used during the placing process to match applicants based off of the information provided to us.
Q: How are maintenance service requests handled?
A: Maintenance requests can be submitted through MyApartmentChoice.com, in person and over the phone. There is about a 1-2 day turn over for the service request to be filled. Emergency requests will be filled the same day! Requests that are considered emergencies are individual power outages, no hot or running water, leaks and AC units blowing hotter than 88*. Once a service request has been filled a technician will leave a signed copy of the request in the apartment for your records.
Q: Is there security?
A: Boardwalk is a controlled access community with gates generally enforcing access during hours when the management office is closed. The front gates remain closed form 7pm-7am everyday. To access the property as well as our 24 clubhouse residents are required to have their gate card on them to scan at all doors. All apartments are wired to provide a central alarm system for all roommates to utilize, while each roommate is given their own unique individual alarm code. Aside from the central alarm system, each individual bedroom comes equipped with a Panic Button.
Q: If my roommate moves out or does not pay rent does that effect my lease?
A: Absolutely NOT. Each and every lease is individual. You are only responsible for your lease. Also, you will not be responsible for finding a replacement should any of the bedrooms become vacant.
Q: I have a full time job, do my parents still have to sign a guarantor form.
A: If you meet the qualifications indivudially you will not be required to have a co-signer. The qualifications are making 3x the monthly rent, roughly $1800 a month as well as having credit established in their name.
Q: How big is the bed?
A: All beds are QUEEN with an extra firm box spring supporting the mattress.
Q: When is rent due?
A: The first of every month, with a grace period until the 3rd of each month. Payments must be made in either check, money order, debit or credit. Any credit transaction requires a 3% convienent fee. Online payments can be made at MyApartmentChoice.com. As of the 4th rent will be considered late, the first late fee is $30.00 and every day after is $5.00.

$35.00 for adults over 18 years.
